ZAP suggests that you centralize your property transaction around a lawyer who will handle the entire process for a fraction of the cost charged by agents. Lawyers are mandatory for sales therefore why not use their knowledge, years of experience and legal training for the whole process to ensure a safer, unbaised and cheaper transaction? For rentals lawyers are optional, but as lawyers' fees for rentals are negligible compared to agency fees its worth considering. Lawyers are required by law to only represent your interests, unlike the vast majority of agent transactions which by nature contain a direct conflict of interest, as agents often represent both the seller and buyer or tenant and landlord. In addition lawyers are not motivated by having you buy, sell or rent any particular property at a specific price. Using a lawyer to guide you through the entire process is not only cheaper but allows for a much safer transaction.

If You Are Buying or Selling Property

  • Ask your lawyer for a flat fee for the whole process, from start to finish.
  • Buyers: You need to complete a Provisional Agreement before you can apply for a mortgage ask your lawyer.
  • Ask your lawyer for a check list of everything you need to do and the steps.

If You Are Renting or Leasing Property

  • Ask your lawyer for a flat fee for the whole process, from start to finish.
  • If you use a lawyer for rentals you don't need a provisional you can go straight to the Final Agreement.
  • Ask your lawyer which tenancy terms are negotiable.
